General Design Build Contract
After reviewing your ideas and evaluating the property conditions, our team will provide a preliminary budget range for the project. This step ensures that the client understands the minimum anticipated investment and the design-build process required to successfully complete the project. Once the scope, scale, and budget expectations are aligned, a Design-Build Contract will be created and signed. A 5% deposit of the projected budget is required at this stage to confirm the client’s intent to partner with Old North State for the design and construction of the project.
Design Development/Budget Alignment
During this phase, you will work closely with a member of our design team who will bring your project to life through 2D plans and/or 3D renderings of your property. All aesthetic, functional, and technical elements of the project will be developed and refined until both the design vision and project budget align with the client’s goals. Budget clarity is maintained throughout the design process so that decisions are made with an understanding of cost implications. Once the design is finalized, a comprehensive proposal will be prepared that reflects the final design and project scope.
Project Prep & Build Phase
Once the final design and budget are approved, Old North State and the client sign the build contract and finalized design documents, and a 20% deposit is collected. A materials selection meeting is then held to finalize remaining finishes and key elements. Afterward, the project moves into preparation, where permits and any required drawings or engineered plans are completed, pre-construction site visits occur, and our team coordinates materials, deliveries, and logistics to prepare for construction.
